This was a long short sale process that almost didn’t make it through. I had the listing and worked with another agent in my office who managed the whole short sale approval side of things. We listed it in January and had it in contract in February. At some point just before we had short sale approval, the bank that owned the loan on the property sold that loan to another bank. We had to start the approval process over! Right after we got the short sale approved, the buyer decided that he wanted to back out of the purchase. Fortunately, his agent had another, all cash buyer that was willing to step in. It was a very rare case where the lender allowed us to swap out the buyer without having to go back through the whole short sale process. East Sac 4th of July Parade

East Sac 4th of July Parade

This year my wife and I will be riding our bikes through the East Sac 4th of July parade again. It is such a great way to start off the holiday. We get to hang with hundreds of our neighbors and see everyone dressed up so festive in their red, whites and blues. The parade will start at 11:00 on 41st Street just south of J Street. It will do a big loop onto J Street, down 42nd Street, around Folsom Boulevard and then finish where it started on 41st Street. Then it will breakout into a large block party with live bands and people milling in the streets and visiting with their neighbors.  After we are done there we will bike back to our street where they will be holding their 20th Annual 4th of July block party. The street will be blocked off, there will be face painting and bike/wagon decorating and all sorts of neighborly fun with a grand fireworks display to finish it off. I’ve never loved the 4th of July more than I do now. I’m sure that it has a lot to do with the great sense of community that I feel here in East Sac! 4th of July River Park Firecracker Parade and Festival

After the Buffalo Chips 4th of July 5-Miler, stick around Glenn Hall Park for more 4th of July fun. At 10am is the River Park 4th of July Firecracker Parade and Festival. The parade starts at the Caleb Greenwood sign at the corner of Carlson and Camelia and will head straight down Carlson to Glenn Hall Park. After the parade until 1pm, there will be carnival games and prizes (provided by Arts in River Park), art for sale and antique cars on display, as well as balloon artists, bounce houses, imagination stations and face painting for the kids. There will also be live music by Phil Serna and his band, Unsupervised. 37th Annual 4th of July 5-Miler

Some Americans celebrate their freedom by waving the flag. Others go to parades. This 4th of July, why not start your celebrating with a run? The 37th Annual 4th of July 5-Miler is the area’s longest running (pun intended) running event. There’s no cost to enter. Sign-in begins at 7:15am at Glenn Hall Park. The Kids’ Half-Mile starts at 7:45, while the 5-Mile Race begins at 8am. The run is organized by the Buffalo Chips Running Club, the largest and oldest of its kind in Sacramento.
