One of my favorite East Sac Events in coming up quick with Pops in The Park 2019 starting on June 1st! Due to the upcoming water vault  project in McKinley Park we won’t have a concert there this year and instead East Portal Park will get to double up with two concerts this year. As usual, the music will be great, there will be plenty of food and drink vendors and even a free valet bike parking. The proceeds benefit local project and it’s a great way to spend the day lazing around with hundreds of your neighbors.  Concerts start at 6:00 but the socializing and snagging the best seating areas start well before that. Sutter Park Updates – April Will Bring Pricing!

We’ve got new updates on Sutter Park this morning! The builder has almost completed the cities approval process for the floor plans and they have their conditional public report from the Department of Real Estate. They will start building their onsite sales center and model homes in April and they should also release the official pricing in April! We will finally know what the Sutter Park Garden, Classic and Traditional Homes will cost! We’re very close now and I can’t wait to see the houses go up in here. I look forward to helping several clients with their purchase in one of the hottest new developments that I’ve ever seen.  What are your guesses on the pricing? Tim Lewis Homes has confirmed that they will be building model homes and a sales office for Sutter Park. This is a shift from what I heard they were originally planning of doing where they would pre-sell homes without model homes to tour. They have done this at some of their developments but I’m very happy that we will have model homes to look at in Sutter Park. The model homes for the Traditional Homes will be on lots 47 and 48. The model homes for the Classic Homes will be on lots 42, 43 and 44.  The model homes for the Garden Homes will be on lots 39 and 40.  The sales center will be on lot 46.  The Custom Home lots have already been selling and they are down to just 5 remaining lots out of the original 12 available! One of the lots that had already sold went to a local investor who plans on building a custom 4,500 square foot home on the .36 acre site. He listed it on the MLS and is already in negotiations to pre-sell that home for $2,250,000!  If this is any indication of what the demand is in this development, all of these houses are going to go quickly for record setting prices.  Let me know if you would like me to send you the links to the current lot listed for sale for $729,000 or the custom home listed for...

The custom lots in Sutter Park will be going on sale very soon. How much would you pay for one of them? These are the few lots in the North East corner that are not being developed by Tim Lewis Homes. The lots will be ready for building on them and a new owner can hire their own contractor to build their dream home as long as it meets the Sutter Park neighborhood building requirements. The lots that are going up for sale range in size from .25 acres up to .42 acres (10,800 square feet to 18,700 square feet). Tim Lewis Homes just sent out an update to everyone on the interest list. They are starting to take pre-approval for interested buyers. No prices yet, but you can start the process if you are that serious. Any buyer of a new home in Sutter Park will need to be pre-approved through either US Bank or Safe Credit Union to eventually make a purchase. I’ve noticed that some of the floor plans have multiple options for what style the house will look like and others have only one option published so far. I’m sure that all of them will have multiple options based on my experience with Tim Lewis Homes.
