OK, we are all desperately waiting to see the new development in Sutter Park Neighborhood take shape. This will be an amazing sub-neighborhood of East Sac, tightly woven into our community. There have been delays, as there always are in developments like this. Here is the latest update from the land developers: Thank you for your patience as Sutter Health wraps up the responsible clean-up efforts of the former Sutter Memorial Hospital site. Sutter Health remains committed to cleaning the property to meet the regulatory standards necessary for redevelopment of the site into single family residential and City park uses. As part of the reuse conversion, areas requiring remediation and public agency oversight have been identified. Sacramento County Environmental Management Department (SCEMD) is providing lead agency oversight on environmental matters.  SCEMD, along with other contributing regulatory agencies will ensure the site has been properly cleaned. The environmental matters identified are located entirely on the site and include: ·         Lead soil near the original maternity building along F Street from old exterior paint ·         Diesel-related compounds found in two areas ·         Metals associated with a building wastewater recovery sump and concrete tank ·         Anti-scaling/bacteria agents associated with former cooling tower ·         Photographic fixer used in process solutions at crushed granite pit Under the direction and oversight SCEMD, Sutter Health and its environmental consultant team have implemented remedies to address these environmental matters. Currently, SCEMD, and other regulatory agencies are completing their review of the technical data to ensure the clean-up efforts are appropriate. Aside from the demo of the old Sutter Memorial Hospital, there hasn’t been much new news on the development of Sutter Park Neighborhood, until now! There will be a community meeting on Thursday April 13th from 6:00 to 8:00 at the Clunie Community Center in the McKinley Library to talk about the Sutter Park. It looks like this meeting is just to discuss the .6 acre neighborhood park that will be at the heart of the new development. I’ve already got it on my calendar and I hope to see a lot of my neighbors...

The slow but exciting project of removing the old Sutter Memorial Hospital and building 125 new homes with some small retail and a park will see some activity in the coming weeks. The environmental testing has started. They are testing the buildings and facilities as well as the soil on the site. Heavy equipment will be there digging sample holes and additional fencing will go around the property next week. Before you get excited to see the site cleared and building of new homes start realize that they aren’t projecting to have the clean up activities completed until spring of 2017. I look forward to seeing this site turn into a vibrant part of East Sac but it looks like I’ll have to wait a while before I can help any of of my clients buy a home...

MENA Community Meeting including Sutter Park!

This Wednesday, October 3rd will be a McKinley East Sacramento Neighborhood Association (MENA) Community Meeting. It will start at 6:30pm at the McKinley Park Libraryat 601 Alhambra Blvd. On the agenda is: Councilman Steve Cohn discussing the rebuilding efforts of the McKinley Parkplayground that was partially destroyed by fire. Stonebridge Properties will be presenting their proposal for Sutter Parkat the Sutter Memorial Hospitalsite. Come and get a good look at displays of the proposed development and hear about the results of previous community meetings. Ed Cox and Deb Newton of SABA(Sacramento Area Bike Advocates) will talk about the speed on H Street, traffic counts and control efforts recently implemented. The Greek Anunciation Churchwill be presenting their planned project and discussing their efforts to enhance present church facilities and provide a visual linkage with McKinley Park. Friends of East Sacramento will be providing an update on the McKinley Park Rose Garden renovation and status of the Clunie Community Center management transition to their organization. The Sacramento Police Department and EASTSACWATCH will provide an update on incident reports and community crime fighting efforts. 2014 can’t come soon enough for anyone watching and waiting for the amazing transformation that is going to take place in the Sutter Park Neighborhood. Living in East Sac I have been hearing about this change for a couple years now and as a very active Realtor in my neighborhood I’m following this development closely. In a few years we will have 100 to 125 new homes, a nice little park and a little bit of neighborhood retail where the Sutter Memorial Hospital currently sits. Keep in mind that the demolition of the old hospital isn’t projected to happen until 2014 and then it will take 2-3 more years to completely build out the project. I went to the East SacChamber of Commerce breakfast meeting last week. There was an update about the plans for the site of the old Sutter Memorial Hospital in the North East corner of East Sac. The have just submitted to the city for review a plan for putting in 100-125 new homes on this site. It should take 12-18 months for environmental approval and they probably won’t be able to start any real work on the new homes until 2015.
