The official announcement for the builders of Sutter Park is out! Here is a link to the Sacramento Business Journal article by Ben van der Meer with all of the official information: https://www.bizjournals.com/sacramento/news/2018/11/19/sutter-park-developer-names-tim-lewis-urban.html Some of the most interesting details I read in the article are: Tim Lewis Communities will be building out 88 homes. The company is finalizing the architecture plans and hopes to have home plans on its website soon. They project that the first homes should be ready in about a year. I expect to see model homes sooner than that as well as designs, pricing and pre-sales. While the entry level condo price is projected they didn’t quote an entry level home price but they did give an estimated upper end of $1,800,000. Urban Elements’ Julie Young will be building out 11 condo’s above a 2,700 square foot retail section. Construction for the mixed-use development should start construction next summer. Prices for the smallest condo is projected to start at $265,000 and go up from there. It sounds like the retail space will host a cafe, coffee shop, salon and barbershop. There will also be 15 custom home lots for sale. These will probably fetch a premium for each lot and from what I’ve seen on the planning map, these are going to be larger lots. Word on the street is that the builder for Sutter Park Neighborhood has been selected!  I haven’t seen an official press release yet but I’ve heard that Tim Lewis Communities will be the builder for all of the homes in the development except for the little bit of mixed use commercial and condos.  Hopefully this puts us one step closer to hearing what the home designs, sizes and prices will be as well as seeing the construction starting to take shape. I know it’s not a lot of information, but it is a critical step to getting the information we all really want. I got some updates on the development at Sutter Park Neighborhood at the East Sac Chamber of Commerce. I know that so many of the neighbors (and those that want to be new neighbors) have been eager for new details so here is what I’ve gathered from listening to Randy Sater speak at our luncheon. The builder selection is almost complete and they should be able to announce who the builder of the homes and the mixed use space be next month. There will be one builder for the mixed use development and one for the rest of the housing except for the 11 custom home lots. There are some changes in the development and the original cottages design will be replaced by some more traditional homes. The mixed use section will have about 3,000 square feet of commercial and it is already fully leased to include some upscale food, a barber shop and more. There will be flats ranging from as small as 900 to 1,600 square feet above the retail, accessed by elevators. I’m very excited to hear about these since they will be the smallest and most affordable units in the development. Pricing is still to be determined but there should be properties starting in the $600,000’s and the larger custom homes will be over $1,000,000. The current mix looks like there will be 38 Traditional homes, 17 Courtyard homes, 29 Garden Homes, 11 Cottage homes and 11 Custom homes. They are predicting that we will have lots of new developments some time next month including more information on the recently updated official website of sutterparkneighborhood.com. The streets should be going in in a couple weeks and finished lots should be ready to build on by November. Hopefully we will see the first homes completed late next Spring. After a long wait we finally have some updates to share on the Sutter Park Neighborhood progress! The developer has been working on the utilities and the other infrastructure and over the next couple months you will see the neighborhood start to take shape with all of the new roads getting completed. The developer plans on marketing to prospective builders in March. There will be multiple builders within the development but it looks like each builder will be taking on building 30-40 homes. This means that we won’t be seeing individual lots sold to owners or small scale builders building out just a few lots. Instead it will be highly experienced builders who can commit to the purchase and development of 30 plus homes. The land developer plans on having lots completed and ready for the builders to start work in September. We should see the first houses starting construction this Fall and I think the first homes will be completed and ready to move into early next year. OK, we are all desperately waiting to see the new development in Sutter Park Neighborhood take shape. This will be an amazing sub-neighborhood of East Sac, tightly woven into our community. There have been delays, as there always are in developments like this. Here is the latest update from the land developers: Thank you for your patience as Sutter Health wraps up the responsible clean-up efforts of the former Sutter Memorial Hospital site. Sutter Health remains committed to cleaning the property to meet the regulatory standards necessary for redevelopment of the site into single family residential and City park uses. As part of the reuse conversion, areas requiring remediation and public agency oversight have been identified. Sacramento County Environmental Management Department (SCEMD) is providing lead agency oversight on environmental matters.  SCEMD, along with other contributing regulatory agencies will ensure the site has been properly cleaned. The environmental matters identified are located entirely on the site and include: ·         Lead soil near the original maternity building along F Street from old exterior paint ·         Diesel-related compounds found in two areas ·         Metals associated with a building wastewater recovery sump and concrete tank ·         Anti-scaling/bacteria agents associated with former cooling tower ·         Photographic fixer used in process solutions at crushed granite pit Under the direction and oversight SCEMD, Sutter Health and its environmental consultant team have implemented remedies to address these environmental matters. Currently, SCEMD, and other regulatory agencies are completing their review of the technical data to ensure the clean-up efforts are appropriate. Aside from the demo of the old Sutter Memorial Hospital, there hasn’t been much new news on the development of Sutter Park Neighborhood, until now! There will be a community meeting on Thursday April 13th from 6:00 to 8:00 at the Clunie Community Center in the McKinley Library to talk about the Sutter Park. It looks like this meeting is just to discuss the .6 acre neighborhood park that will be at the heart of the new development.
