Sutter Park Neighborhood Updates!

Sutter Park Neighborhood Development East Sac

After a long wait we finally have some updates to share on the Sutter Park Neighborhood progress!

The developer has been working on the utilities and the other infrastructure and over the next couple months you will see the neighborhood start to take shape with all of the new roads getting completed.

The developer plans on marketing to prospective builders in March. There will be multiple builders within the development but it looks like each builder will be taking on building 30-40 homes. This means that we won’t be seeing individual lots sold to owners or small scale builders building out just a few lots. Instead it will be highly experienced builders who can commit to the purchase and development of 30 plus homes.

The land developer plans on having lots completed and ready for the builders to start work in September. We should see the first houses starting construction this Fall and I think the first homes will be completed and ready to move into early next year.

    Are the original plans to match the historical styles houses in the surrounding areas still in play? And, will there be both single and two-story homes available?
    Great to see and hear about the progress.


    • The original Planned Unit Development (PUD) Guidelines document called for some single story homes but I’m guessing they will rather rare compared to the two story homes that will be built.

      The PUD guidelines details out the architectural guidelines for 12 different styles including the California Ranch, Farmhouse Revival, French Cottage, Monterey, Tudor Revival, Park Bungalow, English Cottage, Park International, Sacramento Prairie, Spanish Eclectic, Tivoli Foursquare Revival and Italian Renaissance.

      They are working hard to make Sutter Park Neighborhood fit into the existing neighborhood and our wonderful eclectic mix of architectural styles. There is only so much you can do to make 125+ new homes look like the old neighborhood surrounding it, but it looks like they are doing their best to set it up for success.

        thank you for your response. i would like to iterate, that i attended a city meeting last year about the park area and it was also mentioned that there would be little to no single story homes. this received a large negative response from the crowd as many potential buyers are looking to downsize and at a more mature age and would not be willing to move into a two-story home. hopefully, this will be considered widely in the builds.

        • I was there as well and completely agree, we need more single story homes and new construction is sorely lacking in this area.

          I have several clients that would love to have a single story, new construction home in East Sac, but most of the builders are going up to be able to sell those larger homes for the higher prices. Hopefully the good people behind Sutter Park Neighborhood will figure out a way to give us what the market wants while still working for their profit and loss statements.

            If most of the homes are going to be 2-story, one alternative to make the homes more attractive to folks who are concerned is to include a bedroom with en suite bathroom on the first floor.

    My wife and I would be interested in the Monterey, Spanish Eclectic and Italian Renaissance. Is a builder going to focus on a certain style of house, say the Monterey, or will the builder be constructing several styles of homes? Any ballpark idea of the square footage for the Traditional Homes or the price range?


  7. We almost bought a house in McKinley Village. But we changed our minds when the HOA said that homeowners weren’t allowed to plant flowers or any high-value flowering bush or tree. The HOA landscapes and maintains the frontyards. Naturally, they’re spending as little money as possible, so every front yard is landscaped a little bit like a gas station or a warehouse. Obviously it wouldn’t be a good investment to buy a $950,000+ home that has an amateurish $800 “land-scaping” job in front.

    • I’m sorry for my delayed response. Apparently I missed this comment and question.

      The builders hasn’t been selected to the best of my knowledge. I hear that they are getting very close to making that selection though but it might still be a while before it becomes public.

      The smallest properties on the smallest lots will probably start around $700,000 and the houses on standard sized lots will probably start at $900,000 and go over $1,200,000. These prices will be set buy the builders but this is my speculation.

        That’s quite a bit more than I was expecting.

        So you think there will be NOTHING in the 500-600 range? I see on the plans there are some “Garden Homes” and “Row Homes” that appear to be quite small, and compact.

        I am to believe those will start in the $700,000 range?

        McKinley Village had homes as low as $460k when they first started selling. Admittedly, that location is inferior. But can ~1,000 feet more from the freeway derive a $250k price increase?


        • These are my predictions for the project, not set prices but the premium location and two years of appreciation since the start of the McKinley Village sales will both factor in. The least expensive homes in McKinley Village had shared driveways and back up to the active train tracks so I will not be surprised if we see prices like this, even for the smallest homes.

    I am so excited about the development of the old Sutter Hospital property. I have been awaiting updates and it is good to know you are finally providing them. My impatience led me to consider purchasing a property at McKinley Village, which is in a horrible location. I noticed many of the comments were related to property price range, without receiving a response. Kind you kindly provide a general idea of starting-to-upper price ranges? Many thanks!

    Do you have any information on what lot 26/ mixed use lot will be?


    • The last that I heard was it would probably be a coffee shop or similar local retail downstairs and a couple loft condo’s upstairs. That information is old and I think it was just a concept but it sure does make sense to me from a neighborhood and design front.

    Hi Nathan – thanks for all the information you have provided. I’m curious if you know if the houses that will border F street will have their front doors or their backyards facing F street? I sure hope it’s the front doors but looking at the layout it’s hard to tell.


    • Based on the current renderings it’s hard to tell. At first I thought it would be the back yards but looking closer at it there are some that have to have their fronts doors facing F Street based on the lot layout. Once the builder is announced we might be able to get a better idea on this. I expect to have new information that I can share by the end of this week! Stay tuned and I’ll have a new post soon…

    Could you provide a ballpark idea of the sq. footage of a home that would be characterized as a smaller property?


    • Until the builder is selected and confirms what they will be building it is all just a guess. I think that there will be some of the condo’s above the mixed use retail that might be as small as 1,000 square feet but the houses will probably start at 1,500 square feet for some of the zero lot line properties and go up quickly from there.

    Looking forward to hearing on how we get on a list. I’m interested in the cottage homes, and a few other one story homes. Lived in East Sacramento all my life and all my grown children are nearby!
    Want to see about staying in the neighborhood. I’ve emailed several times regarding information, but haven’t heard back. Just don’t want to miss the opportunity to learn more about the homes, prices, finish date, and how to go about getting on a list etc…

    HI – We are very interested in purchasing a one story floor plan in the new Sutter park development. We currently live down the street within 4 blocks of these new home sites. I am in a wheelchair and very mobile. We would like to do the ADA upgrades and roll in shower in master bath during the build outs once purchased. We have been pre-approved through Vitek Mortgage in mid town, and would like to know the next step. Thank you!     I read in the Sac Bee a while back that condos were going into the new Sutter Park development but I see nothing on the Tim Lewis Builders website regarding condos, only single family homes. Is the developer still planning on building condos or has the idea been scrapped? Thank you.
